HOW TO INVEST

  1. Using our connections and understanding of the market, we identify a project property that has value-add opportunities.  For any given property that we identify as worthy of purchasing, we’ve looked at and rejected countless others.

  2. We get the property under contract with the seller.  As Nick is also a licensed real estate agent, he is able to conduct all negotiations on our behalf.

  3. We partner with investors to fund the project.  We also have our own capital in the project in order to demonstrate good faith to our investors.

  4. Investor steps

    1. Identify the amount  to invest

    2. A promissory note outlining the investment and interest rate, along with any options for secured interest in the property, is signed. At the same time, you wire the initial funds.  Remaining funds can be wired at an agreed upon time.

    3. If investment is substantial, receive monthly interest-only payments.

  5. Once all capital is raised, we close on the property.

  6. We manage all rehab, renovations, permitting, inspections, and so forth.  While we’re working, you sit back and enjoy a coffee or cocktail while watching periodic updates that we send out to investors via YouTube/Facebook or our periodic newsletter!

  7. After the property is rehabbed, we place tenants.  With nearly 10 years of property management experience, we look for stable tenants with positive credit histories, a clean criminal background, and exceptional references from their employers and previous landlords.  Our freshly renovated properties, aggressive marketing, and experience as landlords allows us to secure premium tenants and rents, often with leases longer than 1 year.

  8. At this point, the property is “stabilized.” We then work with a bank to secure a long-term debt instrument, such as a conventional or commercial note.  (Although this has never happened, we also have the option to sell the property in order to get funds out of the project.)

  9. All capital is then returned to investors! You’ll receive a balloon payment plus any outstanding interest. Paperwork will be signed indicating that the investment has been paid back in full.

  10. Celebrate your passive returns with a cocktail and re-invest to do it all again!
