OUR BUSINESS PRACTICES

Our process starts with finding and buying properties with value-add opportunities.  Utilizing many avenues - Nick’s connections as a licensed real estate agent in Minnesota, our direct mail campaigns, and networking - we find properties that will provide a wonderful rental experience to a future resident. We bring the homes back to life through not only new cosmetics, but deep value-add renovations to include new roofs, siding, HVAC systems, plumbing, electrical—everything it truly needs.  Our renovated homes have a characteristic look with amenities such as new cabinets, fresh countertops and backsplash, laminate or ceramic tile hard surface flooring, contemporary neutral paint colors, and finishing touches like new light fixtures, switches, sockets, and plumbing fixtures.  We then aggressively market these homes to secure high-quality tenants, and our residents often renew with multi-year leases. We self-manage our entire portfolio and pride ourselves in exceptional care and dedication to both our homes and our residents.  Through these practices, not only do we revitalize neighborhoods with freshly renovated homes and stable residents, but we maintain a portfolio-wide vacancy rate of less than 1%.  It’s truly a win-win for everyone.

When we purchase these properties they are often in a situation where banks are not willing to issue loans against them, and we must complete the purchase and all renovations with cash.  Once the property is renovated, a resident is placed, and the property is stabilized, banks are then willing and eager to issue a conventional or commercial mortgage.  This allows us to pull capital out of the project, return capital to investors, and repeat the process with a new project.
