Investment Criteria

We take no asset management fees whatsoever. No acquisition fee, no loan recourse fee, no capital event fee, no disposition fee, on and on. We believe that General Partners fees are a disalignment of interests with Limited Partners (Investors) and therefore we choose not to participate.

100% of all profits go back to our Investors until they are completely repaid. The General Partners do not make a single penny of profit until Investors have received all of their capital back. We encourage people to plan for a five year time-frame for return of capital and we work as hard as we can to make that time-frame as quick as possible!

Our business plan is a deep-value add plan. We target properties that we can significantly improve via physical renovations and management improvements in order to increase the property value enough to do a cash-out refinance. At that time, capital is returned back to Investors, then we all have $0 left in the deal, and we stay in the deal indefinitely (about 20-25 years) in an infinite rate of return with a 50/50 split.

Because we have an indefinite hold period (coupled with all of your capital back to you in the early years!), our investment strategy is incredibly tax efficient. We work as hard as possible to get out many tax advantages (bonus and accelerated depreciation) and then, because the sale is 20-25 years in the future, there is no depreciation recapture for several decades. Wow!

We believe deeply in the power of vertical integration. We work directly with our investors, we broker most of our own deals, we do our own renovations and maintenance, we manage our own properties, we even do our own cleaning, lawn care, and snow removal! By eliminating third parties throughout the value chain as much as possible, we’re able to control quality, consistency, and most importantly, cost. Our goal is to make our buildings as profitable as possible by eliminating excess costs in all aspects of asset and property management.
